44 Years of DBK: A Legacy Built Through Change, Led With Integrity

In 2026, DBK marks an important milestone: 44 years in business. In an industry shaped by constant change, shifting markets and evolving regulations, longevity is never accidental. It is earned — through resilience, values, and a long-term commitment to doing the right thing. DBK was founded in 1982 by Kabaljit Sandhu, following his initial role in the insurance industry, where he developed a strong grounding in risk, responsibility, trust and long-term thinking. That foundation would go on to shape how DBK was built and run. The first DBK office opened on South Road, Southall, in 1982, marking the start of a business rooted firmly in the local community and built on relationships rather than transactions. From the outset, the philosophy was simple but powerful: work hard, treat people fairly, and always act with integrity. Four decades on, those principles remain at the heart of everything we do. “Work hard, do the right thing, and everything else follows.”

Before DBK ever existed, there was a far more personal journey. Kabaljit came to this country with £3 in his pocket, at a time when starting afresh in a new place brought its own challenges — culturally, financially and emotionally. Like many who arrive with little more than hope and determination, the early years required perseverance, faith and an unwavering belief in hard work. Those beginnings shaped not only his outlook on life, but the values on which DBK would later be built: humility, gratitude, resilience and respect for others. “Have faith, keep going, and do what you believe is right.”

Over the last 44 years, the property industry has transformed dramatically. DBK has witnessed first-hand multiple economic cycles and market downturns, significant changes in legislation and regulation, shifts in how people buy, sell and rent property, the rise of technology and new ways of working, and changing expectations from clients, landlords and tenants. Each era has brought its own pressures and uncertainties. Navigating them has required not only knowledge of the market, but the ability to adapt, stay grounded, and make decisions with long-term consequences in mind. “Markets change. Values shouldn’t.”

While external change is expected in any long-standing business, some of the most testing moments happen internally — often quietly and away from public view. Like many founder-led businesses, DBK’s journey has included periods that tested trust, judgement and resilience. These experiences were difficult, but they were also deeply instructive. Rather than allowing challenges to define him, Kabaljit chose to reflect and learn from them. They shaped how the business operates today — influencing leadership decisions, governance, and the importance placed on transparency, fairness and people. “You learn the most when things don’t go to plan.” This willingness to grow — while remaining human, grounded and open — has been one of his greatest strengths.

What makes this milestone particularly meaningful is that Kabaljit remains actively involved in DBK today. His presence continues to influence the culture, standards and direction of the business. Known to many as the person who always seems to know the answer — whether about property, people or life — he is widely regarded as the go-to source of insight, perspective and calm guidance. Above all, he is known for his kindness and genuine care for others. “Treat people with kindness. Help others where you can.” He is deeply respected and loved by colleagues, clients, friends and family alike — not only for what he has built, but for how he continues to show up.

At 44 years, DBK’s story is no longer simply about longevity. It is about experience earned through decades of change, lessons learned through challenge, values upheld under pressure, and relationships built on trust and care. As DBK continues to evolve, the foundation laid over four decades remains firmly in place. The legacy is not confined to the past — it continues to guide the present and shape the future. Milestones invite reflection, but they also look forward. As DBK moves into its next chapter, the principles it was founded on remain unchanged: integrity, resilience, humility and doing the right thing — even when it is difficult. We hope to continue the DBK journey and legacy into the future — guided by the same values it was built on.
